Help for Homeowners
SERVICES FOR HOME OWNERS

More than Just a Real Estate Team
Arline Abrams, SRES and Associate Broker with Windermere Real Estate/Oaktree, Inc*. and Mimi Handlin, MSW, offer nearly sixty years of combined experience for people downsizing from a lifelong home. Utilizing a Senior Real Estate Specialist and a Geriatric Social Worker ensures extraordinary customer service.

If you're thinking of selling, buying, relocating or refinancing, or simply need to know the equity in your home, you will benefit from our experience and knowledge as we guide you through this important time in your life. We can effectively reduce your anxiety and stress by acting as the liaison between all those involved in the sale of your home, as well staying in touch with the important people in your life.

Changes in lifestyle and personal situations can occur quickly and dramatically. As we age, our need for specialists increases, whether it's for a doctor or a financial planner. It is no different when it pertains to your most important lifetime investment - your home.

Good real estate planning now is essential for future financial security. The following are some of the ways that we can assist you in making wise decisions!

  • Comparative Market Analysis to determine the equity in your home.

  • Estimated Costs to Close and Net Proceeds Sheets if you decide to sell.

  • Information on the pro's and con's of seller financing.

  • Current information on Lender Financing Requirements.

  • Advice on potential lender work-orders in your home.

  • Guidelines on pricing your home and preparing it for public showings.

  • Assistance with filling out the SELLERS DISCLOSURE STATEMENT.

  • Referrals to other professionals such as attorneys and C.P.A.s who also have a specialty interest in senior clientele issues.

"Our training and experience has taught us that the needs of seniors during this challenging time are far different from other age groups selling their home. This is why we focus on far more than simply marketing and escrow," says Abrams

"Because we are aware of our client's physical and emotional needs, we can customize the marketing plan so that it's geared to suit them," adds Handlin.

"One example of how we do this is with daily check-ins. Usually in the early evening, we call to check in, sometimes chatting for only a few minutes or talking seriously for more than an hour. During this time, we address current questions and concerns, listen to a funny story about the day's events, share the excitement about a potential buyer or offer reassurance about areas that may be causing anxiety."

Abrams explains, "Our check-in also enables us to remind them about scheduled events for the coming day. Because aging frequently diminishes our memory, these reminders are enormously helpful. Finally, they help us to know whether to continue in the direction we've been going, or slow things down.

While some days may seem manageable, other days, the marketing activity can be overwhelming. Perhaps we need to adjust the times of day that agents show the home, because our client is experiencing more fatigue in the early afternoons. Sometimes we simply implement a "day off" by halting all activity for twenty four hours. Although our job is to sell their home for the highest profit possible, our ultimate concern is with our client's well being."
